PWON recorded 10% increase in Recurring Revenue

 

1Q2025 Financial Performance

PT Pakuwon Jati (PWON) recorded net revenue in 1Q2025 at Rp 1.55 trillion, an increase of 2% compared to the same period last year of Rp 1.53 trillion. Gross Profit is recorded at Rp 857 billion, an increase of 1% compared to the same period last year of Rp 852 billion. Maintaining EBITDA of Rp 834 billion compared to the same period last year of Rp 833 billion while Adjusted Net Profit increase by 10% from Rp 550 billion last year to Rp 603 billion this period, reflecting on the increase of the company’s operational efficiency. 

 

Recurring revenue in 1Q2025 that is 10% increase from Rp 1.2 trillion in 1Q2024 to Rp 1.32 trillion this period which comprises of revenue from retail mall of Rp 947 billion, up 15% from Rp 826 billion from the same period last year, revenue from office leasing of Rp 70 billion, a 17% decrease from Rp 84 billion in 1Q2024, and revenue from hospitality of Rp 305 billion, 5% better than the same period last year of Rp 291 billion. 

Breakdown of Revenue per segment reveals that retail leasing accounts for 61%, hotel and serviced apartment 20%, office leasing 5%, condominium 8% and landed house sales 6%.

 

Marketing Sales 1Q2025 

Company reported marketing sales in 1Q2025 of Rp 331 billion, a 14% decrease from Rp 385 billion from the same period last year.

Notably, 59% of the total marketing sales derived from government’s PPNDTP incentive program that was in force since the last quarter of 2023. 

Sales composition in 1Q2025 includes 46% from landed houses and 54% from sales of condominiums and office units.

 

Capital Expenditure

Capital expenditure for 1Q2025 amounts to Rp 237 billion, mainly used to fund Pakuwon Mall Bekasi and Pakuwon City Mall Surabaya construction project.
