2025 Solid Performance, PWON Reports 14% Growth of Net Income 

 

2025 Yearly Financial Performance

PT Pakuwon Jati (PWON) delivered another year of resilient, demonstrating the strength of its diversified business model and long-term strategy by recording a yearly net revenue for 2025 at Rp 7.11 trillion, an increase of 7% compared to last year of Rp 6.67 trillion. Gross Profit is recorded at Rp 3.94 trillion, a 5% growth compared to last year of Rp 3.77 trillion. Also recorded EBITDA of Rp 3.71 trillion, an increase of 3% compared to last year of Rp 3.58 trillion while Net Income increased by 14% from Rp 2.42 trillion last year to Rp 2.76 trillion this year, reflecting disciplined execution and continued ability to compound growth while shaping legacy.

 

 

The Company recorded net revenues of Rp 7.11 trillion, representing a 7% increase from Rp 6.67 trillion last year. This growth was primarily supported by recurring revenue which comprises of a 14% increase of revenue from retail malls from Rp 3.43 trillion last year to Rp 3.93 trillion, revenue from office leasing of Rp 273 billion, a 26% decrease from Rp 369 billion last year, and revenue from hospitality of Rp 1.42 trillion, a 2% increase than last year of Rp 1.38 trillion. Meanwhile development revenue remained stable from Rp 1.48 trillion last year to Rp 1.49 trillion.

Breakdown of Revenue per segment reveals that retail leasing accounts for 55%, hotel and serviced apartment 20%, office leasing 4%, condominium 14%, landed house 6% and office sales for 1%.

 

Marketing Sales 2025 

The Company recorded marketing sales of Rp 1.3 trillion in 2025 mainly driven by sales of apartment units in Pakuwon Mall Surabaya and Pakuwon Residences Bekasi with support from sales of landed houses in Grand Pakuwon township and Pakuwon City township.

Notably, 63% of the total marketing sales derived from government’s PPNDTP incentive program that has been in force since the last quarter of 2023. 

Sales composition in 2025 includes 62% of sales from condominiums and office units and 38% from landed houses. 

 

Capital Expenditure

Capital expenditure for 2025 amounted to Rp 1.21 trillion, was mainly used to fund Superblock Pakuwon Mall Bekasi, Pakuwon City Mall Surabaya Phase 3 and Pakuwon Mall Surabaya Phase 5 construction project.
